Buyer Representation Agreement

A Buyer Representation Agreement will give you the legal authority to represent the client as a buyer of real property. Although this document is not required when working with a buyer, it’s recommended in order to protect you commission structure and limit the client from writing an offer with another licensed agent during the specified time period.

There are at least two types of Representation Agreements:

  • – BUYER REPRESENTATION AGREEMENT
    • (Exclusive Authorization and Right to Sell)
    • (C.A.R. Form BRE)
  • -BUYER REPRESENTATION AGREEMENT – NON-EXCLUSIVE
    • (Non-Exclusive Authorization and Right to Sell)
    • (C.A.R. Form BRNE)

 

BUYER REPRESENTATION AGREEMENT

Ideally, your clients will agree to signing an exclusive representation agreement. This will immediately show that they have a high level of confidence in your abilities and a high level of motivation to purchase a property.

BUYER REPRESENTATION AGREEMENT – NON-EXCLUSIVE

A non-exclusive buyer representation agreement will give you the legal right to represent your client but does not include protections in regards to your commission or that they decide to purchase the property with you.
