Title Report
Before we can begin to draft any legal agreements, including the authorization to market the property, we must verify that we are working with the proper legal owner(s).
There are a few ways to “pull” a title of a property and this verify depending on county:
- County Clerk (Only Method to get a OFFICIAL version)
- The MLS website
- Title Agent Website
A title report will include details such as the owners name, the tax mail address for the owner, the property address, assessor parcel number, the date the original structure was build, the official lot size, living area size, bedrooms and bathrooms.
If the official property title includes more than one owner, always ensure all parties are present and agree to any agreement.
The only way to get a certified copy of the title report would be to request it with the city clerk office.
It’s recommended to form a relationship with a local Title Insurance representative that can pull property reports and records on your behalf. Many Title Reps will give you electronic access to title record databases to check records 24/7. Please note that most online portals have a delay in records and are not always one hundred percent accurate. Escrow and the Title Rep will generally pull official title records to verify during the escrow process.
