Move-In Move-Out Form

the Move-in Move-out Form (C.A.R. form MIMO) is required with every new lease when the tenant takes possession or vacates a property. 

This form allows you to put detailed notes about the specific condition of the property. When the keys are exchanged, you must walk through each area of the property and note its condition and defects. Note any items that may need repair to give to the Landlord to resolve. Check for legal compliance items such as smoke detectors, carbon monoxide detectors, water heater straps and other potentially hazardous items.

TIP: In most cases, it would be a good idea to take photos and/or video of the property to attached to this form for future reference. 

Remember that this form will be critical in a future dispute between a Landlord and Tenant. Common disputes involve damages when a tenant vacates. If this form and documenting images are thoroughly filed, than it will quickly resolve these issues in most cases.
